- With referrals to reliable tradespersons to assist as required (SET OUT, STEEL FABRICATION, FOOTING PLACEMENT, SLABS, CUTTING AND PITCHING ROOFS, ROOF PLUMBING, WET AREAS etc). Using the right subcontractors will save you grief.
- With BUYING POWER Established relationships with suppliers that have an obligation for satisfactory supply to ensure repeat business. $
- 30 years of building industry specific experience at your disposal. This means your owner built home does not have to look like the first one you built.
- Savings on material through specifying economical variants including engineered sustainable timber products. I will visit your member schedule (specified structural components) and reference span tables to both check adequacy and economy of specified members and amend as necessary. $
- Revisiting your structural member specifications (including engineering).Drafts persons, Engineers, Architects or others simply do not have the same vested interest in containing and minimizing your construction cost. $
- When you get it right the first time it is economical. Let me answer your questions before you commence and during your project.
Why you ask? Well because…building a house in Australia requires it to be to the Australian standard to achieve your building and plumbing finals. That is the goal you must achieve to reach completion. I am available to help you with this.
The Facts
- As the builder (OWNER BUILDER) you are the responsible person.
- NO PROTECTION is offered to you building in Queensland as a builder (OWNER BUILDER) from the SUB CONTRACTORS. The responsibility is ALL YOURS. The QBCC (formally QBSA) offers NO PROTECTION OR RECOURSE from anyone associated with the building of your project.
- Their role is to protect private people from unscrupulous contractors (NOT BUILDERS/ OWNER BUILDERS). This means you must ensure the performance of everybody and everything from the Draftsperson through to paint.
- I CAN ENSURE you are delivered what you are promised (and up to current code) from the local sub contractors and preferred suppliers.
Owner Builder Services
- Plans. I can assist you with your design. Work with you to optimize the design that best suits your blocks orientation, contour and your budget. I can maximize the building envelope and site coverage. Detail your draft and forward to an economical Draftsperson for you. A sound plan right from the start.
- The owner builder services that I offer range from initial consultation only to get an outline of your job program schedule and supplier and sub contractor referrals (a 4 hour consultation and query meeting).
- Check your draft plan. Modifications if required.
- Quantify all materials and price.
- Freight charges are hefty. Let me get the quantities bang on and organize multiple pickups to minimize the freight expense. I also have a 2 ton truck with HD racks for convenience.
- Site set out, profiles, supervise site cut and fills and foundation excavation.
- Stump/column manufacture and placement.
- Carpentry Labour only. As a suitably qualified and experienced Licensed Carpenter I can offer a comprehensive, efficient and timely service. Minimizing waste and expediting the completion date of your OWNER BUILT home. I am happy to do as much or as little as you like. Say you do the frame and I can assist you with the high stuff. Or call me for the set out and I will measure, fabricate and place the columns for your footings then you go with the floor etc. My automated tooling makes bracing a breeze. Sing out and I will drop by and swing your doors for you. I am happy to work in with you and you will benefit from my knowledge, accuracy and experience. Start level and square and the rest will fall into place.
- Scaffolding. I have a comprehensive array of modern adjustable aluminum trestles and planks.
- Roof plumbing. Call me when you are good to go and together we can get your roof on ASAP. I can assist you with your Fascias, Gutters, Barges, Valleys and Roof iron and have all the tooling to expedite the process.
- Simply call me with your queries as you go and get the right answer first time. I am willing and able to assist you with your project pending availability.
- Sub contractor management. Engaging the suitably qualified, experienced and licensed subbies and periodically supervising workmanship and inspecting product prior to periodic draws and final invoice payment.
- Site supervision and motivation. Let’s keep the momentum.
- Site management and Carpentry labor with personal attention to detail.
